<div>
<div>Manila, Philippines &#8211;  What does one look for in a home? In an urban setting where time is better spent on productive pursuits, it is all about location, location, location! A beautiful house in an inconvenient area cannot be appreciated at its fullest, especially if a regularly tedious commute drains all sense of enjoyment of home ownership.</div>
<div>Likewise, a jewel of a house surrounded in a sea of squalor may cause the homeowner to be an object of envy and the target of petty crime. Moreover, with climate change and flooding in certain parts of the city being more common, the astute home buyer should consider a house where he will be safe. Thus, <span style="color: blue;">condominium</span> living becomes an attractive option for more people. But because home ownership entails a substantial investment representing the culmination of many years of hard work, a trusted developer with a long history of delivering on its promise should be a primary consideration when buying a home.</div>
<div>For those who prefer condominium living, the developments by Vista Residences Inc. are worth considering. Vista Residences is the condominium development arm of Vista Land &amp; Lifescapes, which is at the forefront of community development as the country’s largest homebuilder. From 2006, Vista Residences condominiums built in accessible and attractive sites have been a top choice for those who favor the convenience of living in a multi-level development. Currently, Vista Residences has numerous projects under the Crown Asia residences brand, that caters to the upper-middle income market segment of homebuyers.</div>
<div><strong>Beauty, comfort and convenience at Brescia residences</strong></div>
<div>Brescia is an exclusive six-storey mixed- use condominium community located along Lilac Street, Fairview, <span style="color: blue;">Quezon City</span>. It is accessible via Commonwealth Avenue going to SM Fairview area or Republic Avenue and Mindanao Avenue going to TriNoma and SM North EDSA area. Brescia Residences is only a few minutes away from Fairview Center Mall, National College of Business and Arts and several private Montessori schools, FEU Hospital and Good Shepherd Parish.</div>
<div>The Italian-inspired development is designed to have commercial hubs on the ground level and residential on succeeding floors. All units have balconies and drying cages located at the roof deck.</div>
<div>Amenities include a clubhouse, basketball court, swimming pool, playground, and elevator. The fire alarm system and 24-hour security are in place for the safety of residents.</div>
<div><strong>The Madison Place: A sanctuary within a bustling city</strong></div>
<div>The Madison Place is an elegant single tower, eight-storey development located in Main Avenue at the heart of Cubao, Quezon City. Just five minutes away from EDSA, it is within easy access from entertainment and commercial destinations.</div>
<div>Amenities of this low density, mixed-use development include a swimming pool and pool deck, and <span style="color: blue;">function rooms</span>.</div>
<div>The Madison Place is ready for occupancy.</div>
<div><strong>Upscale living in Pine Crest</strong></div>
<div>Pine Crest is an 8,000 square-meter condominium development located in upscale New Manila. The development consists of two five-storey buildings and a 15-storey high tower. Pine trees have been incorporated in the landscaping, and units have been designed so that residents get a feeling of space, privacy and community. Moreover, there are special garden units for those who love the greenery.</div>
<div><strong>Idyllic vista: The Presidio at Lakefront Sucat</strong></div>
<div>Amenities of the development include a game room, audio-visual room, adult and kiddie pools, sun room and airconditioned function rooms.</div>
<div><strong>In sync with city living at The Symphony</strong></div>
<div>The Symphony Towers is a master planned complex in Sgt. Esguerra St., South Triangle, Quezon City, between broadcast network giants GMA 7 and ABS-CBN. It is within walking distance from the MRT. Those who like to party might be interested to note that numerous restaurants and night spots are just a stone’s throw away.</div>
<div>The Symphony will consist of two 24-storey buildings highlighted by a central courtyard of dancing water fountains and landscaped gardens. A commercial strip will house a collection of the country’s favorite restaurants, bars, stores, and service outlets.</div>
<div>As a mixed-<span style="color: blue;">use development</span>, two floors in each tower are dedicated to offices, while the remaining floors will be devoted to residences.</div>
<div>This property investment opportunity is ideal for young executives working within Quezon City, upgraders or longtime lessees who are looking to own their own homes, parents from outside <span style="color: blue;">Metro Manila</span> who have children studying in nearby universities, and businessmen and investors who want easy- to-rent-out units.</div>
<div><strong>Living the good life at the Wil Tower Mall</strong></div>
<div>Located across ABS-CBN along <span style="color: blue;">Eugenio Lopez</span> Drive in Quezon City, this 42-storey mixed-use condominium project will have a four-level commercial podium and two 38-storey residential buildings. As the tallest and most upscale building in the area, this will be home to shops featuring hip local and international brands, as well as specialty food outlets and popular foreign and local restaurant chains. There are a range of leisure and fitness facilities, and amenities will include a supermarket.</div>
<div><strong>Right on the money for a great investment at The Currency</strong></div>
<div>The Currency rises above the Ortigas Business Center, making it an ideal place to live, work and play. This 36-storey building rests on 2,015-sqm. property at the corner of F. Ortigas Jr. Ave. (formerly Emerald Ave.), Julia Vargas Avenue and Garnet Road, the crossroads of major business establishments, business centers and commercial areas. It is at the heart of the Ortigas Central Business District, and provides a direct link from the premiere residential addresses of Pasig and Rizal areas to the dynamic and vibrant stores and outlets within the vicinity.</div>
<div>This is the place for those who like to play and work hard. Amenities at this prime address include a swimming pool with deck and poolside bar, outdoor lounge area, fitness gym, al fresco dining and sauna room.</div>
<div><strong>A leisurely lifestyle at The Presidio</strong></div>
<div>The Presidio in Sucat, Parañaque is a premier residential condo community within walking distance of Laguna de Bay’s shoreline. Consisting of 16 mid-rise <span style="color: blue;">condominiumbuildings</span>, the 6.8-hectare development offers investors the best of both worlds: practical high-rise living and a <span style="color: blue;">resortlifestyle</span> within the city.</div>
<div>Each enclave at Presidio offers amenities exclusive for its residents. These include swimming pools, clubhouse, function rooms, meeting rooms, viewing deck, gym, ball courts, spa and bar/ lounge.</div>
<div><strong>A successful melding of old and new with Crown Asia Residences Wack Wack</strong></div>
<div>The newest project of Vista Residences is Crown Asia Residences Wack Wack. It is designed to be a three-tower, 29-storey mixed used (commercial and residential) building. Located in the prime area of Barangay Wack Wack, <span style="color: blue;">Mandaluyong City</span>, it is at the midpoint of Metro Manila and is readily accessible to key business districts of Makati, Ortigas, Quezon City and Pasig City.</div>
<div>Because of the site’s proximity to schools like OB Montessori, UA&amp;P, <span style="color: blue;">La Salle</span> Greenhills, Poveda College, Xavier School, Immaculate Conception Academy and others, a Crown Asia Residences Wack Wack home is convenient for families with school-aged children.</div>
<div>What is most notable about this development is that Vista Residences has taken pains to incorporate what could be considered a historical home in the development plan. To preserve Villa Paciencia, or the mansion of former Philippine president Jose P. Laurel in its entirety, the structure has been carefully incorporated to play a key element in this newest <span style="color: blue;">condominium project</span>.</div>
<div>Residents of Crown Asia Residences Wack Wack will soon be able to share a sense of history and enjoy the Laurel mansion in its new incarnation as the grand lobby connecting the development’s three towers.</div>
<div>A new standard in urban living at Salcedo Square Located along L.P Leviste Street on the quieter side of Salcedo Village, Salcedo Square is close to the Makati Business District, malls, hotels, museums and the Ayala Triangle Park. It is also close to schools, hospitals, and sports clubs. This makes it an ideal home for young urban professionals and families that are just starting out.</div>
<div>The 30-storey building has 409 units ranging from studios to two-bedroom flats. An amenities center will house a swimming pool, garden patios, a home theater, state of the art gym, game room, day care center, function room, and a cozy sunken bar and restaurant.</div>
<div>Apart from a grand lobby, the building’s ground floor will have a commercial area consisting of boutiques and cafes.</div>

<p>There is much to love about Crosswinds. One is altogether transported to a quieter, gentler place upon entering the exclusive Tagaytay. Brittany Corporation, a subsidiary of Vista Land . With its charming Swiss-inspired architecture and rolling terrain, the 100-hectare community is decidedly picture- pretty. There are pocket gardens filled with cheerful flowers that brighten green slopes, and lush stands of pine trees that scent the air with sweet pine resin. These are where one would find wild birds perched on tree boughs happily chirping away. In another area of the community, a gurgling clean brook gently meanders through stones. All these invite residents to pause, re-discover simple pleasures, and imbibe the calming effect of nature. Had enough of the quiet? The usual Tagaytay haunts that offer a variety of action; night-life and superlative dining are just minutes away. Alternatively, residents can set their own pace to walk or jog uphill and downhill through the Crosswinds development’s well-paved roads to get that cardiovascular workout.  And as they slow down to rest, they might be surprised to find clumps of wild clover with tiny and delicate lavender blooms. Or yellow and black butterflies and greenish-gold dragonflies hovering above well-trimmed hedges. Perhaps, inhale the sweet smell of newly-cut grass.</p>
<p>Crosswinds is a mere 57 kilometers from Metro Manila, making it a convenient destination where one can retreat from the city. The community’s cool and calming quiet allows residents a chance to revitalize after the frenetic pace of urban living. At Crosswinds, homeowners have the option of choosing a custom home site where they can build their own Swiss chalets, or opt for a house and lot such as the charming duplex units of Deux Pointe, situated at the highest peak of the property.</p>
<p><a href="http://www.vistamanila.com/blog/wp-content/uploads/2011/02/crosswinds2.jpg"><img class="alignleft size-medium wp-image-449" title="crosswinds2" src="http://www.vistamanila.com/blog/wp-content/uploads/2011/02/crosswinds2-300x129.jpg" alt="" width="300" height="129" /></a>Others, however, choose to stay in upscale Grand Quartier condominiums whose two towers offer a magnificent birds-eye-view of the community and surrounding expanse of over 20,000 pine trees. The good news is that it is now possible to sample that special Crosswinds lifestyle without actually buying a property. Through a partnership with Hospitality International Inc. (HII) and the Grand Quartier Serviced Apartment Program, individually-owned condominium units are pooled to operate as a hotel. This means that beautifully furnished units open for daily, weekly or monthly stays, and are now available at reasonable rates.  HII has a track record where unit-owners attest to the superior quality of operations and the value they provide. The company currently operates six properties. Among theses are two condominium hotels, two residential condominiums, and one “condormitel.”  Unit owners are essentially partners in the operation – investing in the furnishing and design of their property according to the guidelines that HII has set to achieve a consistent look.  And thus a Crosswinds getaway is now possible as a Valentines Day retreat. But seeing as love should always be expressed, The Grand Quartier at Crosswinds is also where memorable moments with loved ones can be shared throughout the year. Sample the lifestyle at Crosswinds and prepare to be enamored. You just might decide to invest in a home all your own.</p>

<p>MANILA &#8211; Like other property developers, Villar-led Vista Land and Lifescapes Inc. believes that the real estate sector is on its way to recovery as its reservation sales rose steeply in the second quarter of the year.</p>
<p>In a press briefing on Thursday, Vista Land Vice President for Finance Ricardo Tan said the company&#8217;s sales have picked up, supported by the strong demand for low-cost and affordable homes.</p>
<p>&#8220;We&#8217;ve been seeing signs of recovery in the sector with the gradual return of consumer confidence,&#8221; he said.</p>
<p>The company&#8217;s reservation sales, a leading indicator of sales revenue and overall financial performance, jumped 35% to P4.5 billion in the second quarter from P3.4 billion in the previous quarter.</p>
<p>Apart from stable remittance inflows and the low interest rate environment, Tan said their aggressive marketing efforts and launching of new projects over the last few months boosted Vista Land&#8217;s sales takeup.</p>
<p>Vista Land is the holding company of 4 business units: Brittany, Crown Asia, Camella Homes and Communities Philippines.</p>
<p>In the first half of 2009, its core net income fell 20% to P1.29 billion from P1.61 billion in the same period in 2008 as it prepaid bulk of its dollar-denominated debts and booked a decline in revenues to P4.9 billion from P5.27 billion.</p>
<p>Tan said they are expecting a drop in income and revenues for the full year 2009, &#8220;coming from a high base and reflecting the weakness in sales takeup last year.&#8221;</p>
<p>However, he said: &#8220;We remain confident about our company&#8217;s prospects. We hope the property sector will continue to gain momentum for the rest of the year.&#8221;<br />
Two-thirds of Vista Land&#8217;s first-half revenues were contributed by low-cost and affordable units Camella Homes and Communities Philippines, while the remaining came from middle-income Crown Asia and high-end Brittany. Tan said this trend will likely continue.</p>
<p>&#8220;That&#8217;s why we will continue to focus on our low-cost and affordable segments. Although many developers are attempting to tap the overseas Filipino market (OFW) and compete in these segments where demand has been stable, we believe Vista Land has a competitive edge given the track record and popularity of our brands,&#8221; said Tan, noting that OFWs continue to account for 60% of their sales.</p>
<p>Vista Land launched 12 projects in the first half of the year with an estimated value of P13 billion. In the remaining half, it plans to launch another 15, of which 75% will be located in the provinces, particularly in Batangas, Pampanga, Tuguegarao in Cagayan, Cabanatuan in Nueva Ecija, and Isabela.</p>
